Reshaping urban landscapes is the pathway to affordable housing

The new government of national unity (GNU) has a unique opportunity to reshape our urban landscapes and address the housing crisis. The release of well-located, publicly-owned land for affordable housing is a critical step. By using public land for affordable housing, we can create liveable, equitable communities.

The importance of urban form and density

One big step is to focus on urban form and density. Good urban design is a blueprint for a better quality of life. Dense cities reduce sprawl, make land use more efficient, and improve public services, resulting in better public transport and less environmental impact. (This is a passion for Divercity. Density isn’t just about numbers. It includes land use, building heights, housing types, and access to amenities. All these elements create a strong urban structure.

Leveraging government-owned property

A major source of well-located land suitable for development is government-owned property. Historically, acquiring land for affordable housing has posed significant challenges. But now, the GNU can change that and maximise community benefits by releasing this land.

Prioritising land release

Given South Africa’s acute housing crisis, where low-income households are most affected, the GNA should prioritise this land release. With support from the good work of organisations like the Development Action Group (DAG) and Ndifuna Ukwazi, South Africa already has the research and guidance needed.

DAG’s reports show successful affordable housing strategies and the importance of community-led development. (You can read the full report here.)

Ndifuna Ukwazi provides practical examples, like using parking lots for housing. Their work offers solutions for land release and development challenges. (Read the report here.)

Support from the private sector

The private sector, too, plays a crucial role in this endeavour. Their involvement ensures that developments are feasible but also sustainable and inclusive.

Divercity is ready to support the government in the important area of urban development in line with its dedication to the collaborative spirit required to tackle the housing crisis. We believe in working together to solve the housing crisis. Our goal is to ensure everyone has access to good, affordable housing in well-planned cities.

A clear path forward

Examples from around the world show how smart land use and urban design create vibrant, affordable communities well-connected to services and amenities.

Releasing government-owned land for affordable housing is more than a policy; it is a commitment to social equity and sustainable urban growth.
