Divercity, in partnership with Ingenuity Property, is developing Lower Long – a 12-storey, mixed-use building located directly opposite the Cape Town International Convention Centre. The development will deliver 432 affordable rental apartments, complemented by 1,200m² of retail and three levels of structured parking.
Lower Long will be the first affordable rental development in Cape Town’s CBD, addressing a critical shortage of well-located housing in the city centre. With rental levels significantly below prevailing market rates, the project makes it possible for more people to live closer to work, transport, and opportunity.
Targeting IFC EDGE certification, the building will incorporate sustainable features such as energy-efficient lighting and water heating, low-flow water fittings, and eco-friendly construction materials.

The Oval
Transforming office space into affordable rental housing in Bryanston.

The Oval is a redevelopment of the former Oval Office Park in Bryanston, Sandton. Divercity has acquired the property from Growthpoint with plans to deliver a mix of conversion and new-build apartments, while retaining the site’s established green character and central field.
The project will bring 450 residential units to one of Johannesburg’s premium suburbs at rentals set below current market levels, offering residents affordable access to the area’s schools, jobs, and retail. Community amenities, including a clubhouse, pool, and co-working facilities, will be located at the heart of the development.

Menlyn Park Apartments is a large-scale residential redevelopment located adjacent to Menlyn Park Shopping Centre in Pretoria. Developed in partnership with Pareto Limited, the project will transform the former Menlyn Office Park into a residential neighbourhood integrated with one of the city’s most established mixed-use nodes.
The development will deliver approximately 1,200 rental apartments, combining office-to-residential conversions with new-build apartment blocks set within a landscaped, park-like environment. The scheme is designed to retain existing green spaces while introducing high-quality rental housing close to retail, transport, and employment opportunities.

Conradie Park

Conradie Park is a 22-hectare mixed-use development in Pinelands, Cape Town, led by Concor on land acquired from the Western Cape Government. Divercity’s portion of the project will introduce 814 new rental apartments, complemented by retail, parking, and recreational facilities. The site is ideally located near main transport routes and railway stations, and forms part of a broader mixed-income neighbourhood already under development.
This scheme builds on Divercity’s model of well-located, affordable rental housing and is designed to broaden access to quality homes in Cape Town.
