Divercity continues to redefine urban living in South Africa with its second mixed-use residential development in Cape Town’s city centre.
Located at 23 Lower Long Street, this ambitious 12-storey project will deliver 416 affordable rental apartments alongside a vibrant mix of ground-floor retail spaces, addressing the growing demand for inclusive, well-located housing in the Mother City.
Our latest residential development, in partnership with Western Cape real estate specialist Ingenuity Property Investments, reinforces Divercity’s commitment to creating thriving urban precincts. It follows the success of The Herringbone in Salt River, a Divercity collaboration with Twin City, which is ready to welcome its first residents next month (April 2025). Twin City has also joined the 23 Lower Long partnership with Divercity and Ingenuity to bring more innovative housing solutions to Cape Town.
Strategically positioned just 200 meters from the Cape Town International Convention Centre (CTICC) and a kilometre from the V&A Waterfront, 23 Lower Long offers residents seamless access to commercial and cultural landmarks. The development integrates well with the Cape Town’s transport infrastructure, including the MyCiTi bus network, ensuring easy mobility throughout the city.
Jonathan Reader, Chief Investment Officer at Divercity, highlights the broader vision behind the project: “23 Lower Long is more than just a development; it’s a statement of our commitment to reimagining South African cities. Our goal is to create thriving, well-connected urban precincts where people from all backgrounds can live, work, and build their futures. The demand for quality, affordable housing in Cape Town’s CBD is undeniable, and we are excited to help bridge this gap.”
Construction is already in motion, with Tri-Star Construction leading the site preparation phase, including demolition and foundational work. The development is set for completion in the end of 2026.
As South Africa’s foremost investor in affordable, well-located residential precincts, Divercity’s continued investment in Cape Town underscores its mission to transform urban centres into dynamic, inclusive communities.
By prioritising long-term solutions, Divercity is actively addressing the housing challenges of South Africa’s rapidly growing cities — one precinct at a time.
